Real Estate Investment Analysis and Adv. Income App.

Subject Description
This is a continuation of RPA 112 and completes the first year of study of the application of the three appraisal methods of valuation (Sales Comparison Approach, Cost Approach and Income Approach). Students study lease valuation, Income Taxation in Canada, and the interpretation of financial statements for valuation. This subject prepares the student so that they can apply the theory to computer application of the three approaches to value.

This is a credit subject applicable towards the Real Property Administration Diploma Program offered through the School of Legal and Public Administration.
 
This is a credit subject applicable towards the Real Property Assessment Certificate Program offered through the University of British Columbia.
 
This is a credit subject applicable towards the AIMA and MIMA Designations with the Institute of Municipal Assessors.
 
This is a credit subject applicable towards the CRA and AACI Designations with the Appraisal Institute of Canada.

Learning Outcomes
Upon successful completion of this subject the student will be able to:

1. Understand the attributes of real estate investments and the objectives of real estate market participants.

2. Analyze traditional accounting statements to produce a stabilized net operating income for appraising a property.

3. Understand the differences in various types of leases and the advantages to both the lessor and the lessee of creating a leasehold interest in a property.

4. Understand the typical clauses found in leases, especially those affecting appraisal.

5. Calculate the present value of the various interests in real estate.

6. Understand how taxation policies affect investments in real estate.

7. Understand various return measures that can be used to evaluate investments in real estate.

8. Understand the theory and application of the various income methods of appraisal.

9. Understand the basics of applying the mortgage equity and residual approaches to value.

10. Be able to analyze the risks involved in real estate investment.

11. Understand the various ownership structures available for real estate investments and be able to identify the advantages and disadvantages of each.

12. Understand the benefits of diversification in a real estate investment portfolio.

Camera Use and Recordings - Synchronous (Live) Classes
Synchronous (live) classes may be delivered in person, in a Flexible Learning space, or online through a Seneca web conferencing platform such as MS Teams or Zoom. Flexible Learning spaces are equipped with cameras, microphones, monitors and speakers that capture and stream instructor and student interactions, providing an in-person experience for students choosing to study online.

Students joining a live class online may be required to have a working camera in order to participate, or for certain activities (e.g. group work, assessments), and high-speed broadband access (e.g. Cable, DSL) is highly recommended. In the event students encounter circumstances that impact their ability to join the platform with their camera on, they should reach out to the professor to discuss. Live classes may be recorded and made available to students to support access to course content and promote student learning and success.
