RPA426 - Income Properties

The income approach to valuation course looks at the methodology behind developing capitalization rates and the factors that affect them and the underlying use of the income approach to value. The course will also look at the different types of income approaches which can be utilized for rental properties, business enterprise properties and the use of market sales in the income approach. The course describes the unique aspects of selected property types and the data that should be collected and analyzed through proforma sales analysis. Students will study the inputs required for the Discounted Cash Flow DCF model and how to apply the inputs.

RPA413 - Assessment Appeals

The assessment of real property is the process which leads to the levying of municipal taxes and the resultant funding of municipal services. In this subject, the student will gain an understanding of the legal and government framework in which the assessor operates, examine the recent reforms to the assessment system and analyze the key provisions of the Assessment Act and related legislation and case law. There will be a detailed focus on the assessor's role in defending assessments before the assessment tribunals and courts of Ontario. This will include a practical analysis of the function and procedures of the Assessment Review Board, as well as an overview of the entire assessment appeal process.

RPA415 - Professional Issues in the Assessment Industry

This course is intended to provide students in the Real Property Administration program with an understanding of the professional milieu in the property assessment, appraisal and municipal taxation industries as well as hone the soft skills required to be successful in the industry. Emphasis will be placed on the role of the employees in the service-oriented tax and assessment society including communicating with taxpayers and clients and professionalism in the workplace. Different areas of the real property industry will be highlighted with a focus on exposing students to potential careers and professional development opportunities. The objective of the course is to enable students to make a smooth transition from the academic setting to a work environment.

RPA422 - Residential Data Collection

This subject is designed to develop the skills required in the accurate collection and identification of residential data for the establishment of current values for assessment purposes, focusing on property inspection techniques necessary to accurately and consistently assemble information for analysis within specific valuation techniques.

FPL455 - Field Placement II

This component of the RPA program consists of up to two weeks of field placement participating in related activities with industry professionals. This may include an assessment office, appraisal office, tax office, property tax agent's office, etc. The student must successfully complete field placement in order to graduate from their program.
 
Note: This field placement takes place during the period that will include the winter study week.
