Overview

Condominium management is a growth industry throughout the province of Ontario. As of November 1, 2017, under the Condominium Management Services Act, all condominium managers and providers of condominium management services in Ontario are required to be licensed. To meet the educational requirements for licensing, the four mandatory courses listed in the curriculum have been developed by the Association of Condominium Managers of Ontario (ACMO).

Currently around the GTA, there are thousands of condominium buildings and conversions of older buildings into condominiums. The Condominium Management courses are a great way for professionals to begin a career in condominium management. Learn a solid hands-on foundation of the basics of condo management by studying law, condominium budgets, and administration of condo boards of directors, facilities employees and human resources.

Participants will develop theoretical knowledge and practical skills in managing condominiums effectively including dealing with people, buildings and administrative activities. For more information on licensing, contact the Condominium Management Regulatory Authority of Ontario (CMRAO).

The four mandatory courses are also compulsory for those managers who wish to write the Association of Condominium Managers of Ontario's Registered Condominium Manager (RCM) examination. For more information on the RCM contact ACMO.

Faculty delivering these courses are senior Industry members and RCMs designates as well as other experienced industry professionals.

Students enrolled in the ACMO courses must achieve a minimum grade of 60% in each course, and also achieve a passing grade of 51% on the final exam. Students who are not successful in meeting these requirements will be required to register and pay for taking the course again. Completion of the four courses is a prerequisite to write the Registered Condominium Manager (RCM) examination. The RCM is a voluntary designation of the Association of Condominium Managers of Ontario (ACMO). For more information on the RCM and ACMO, please visit ACMO.

ACMO has the sole authority to make decisions and rulings regarding curriculum planning, guidelines and appeals.

Note: On November 1, 2021, the responsibility for the licensing and education for the Condominium Management program will be transferred to the Condominium Management Regulatory Authority of Ontario (CMRAO). CMRAO will be introducing 6 new courses for this purpose. For now, the existing 4 ACMO courses will continue to be valid for licensing purposes until October 31, 2022, provided that the student has enrolled in at least one ACMO course and applied for their Limited License before November 1, 2021. The students must successfully complete the four ACMO courses by October 31, 2022 in order to meet the licensing requirements. ACMO CHALLENGE EXAMS:
Condominium property managers who have a minimum of five years experience (prior to November 1, 2017), have a Transitional General Licence and wish to obtain a General Licence, may apply through ACMO to take a challenge exam instead of completing the ACMO course(s). RECOMMENDATION - It is highly recommended that students evaluate their current time commitments before registering for the courses. Due to the time required to be successful in each of the courses, registration for more than one course per semester, especially for working professionals, is not recommended. No refunds will be provided after the published refund date due to inability to complete the courses in the allotted time.

TEXTBOOKS - Textbooks are not included in the course fees.

EXAMS - All mandatory courses have invigilated exams. Details will be provided to registered students by the course facilitator.

Career Opportunities

Completing all four courses will equip students with the tools for potential future employment in the Residential Condominium Property Management field. It is recommended that students seek the RCM (Registered Condominium Manager) designation by completing the examination set by the Association of Condominium Managers of Ontario after the completion of the 4 compulsory courses.

Students must achieve a minimum grade of 60% to pass the RCM exam. This exam is administered by Association of Condominium Managers of Ontario.

Condominium Law

MGC101 covers all aspects of the law and documents that govern condominiums, with emphasis placed on the Condominium Act, 1998. Related governance documents, including Declarations, by-laws and rules will be covered as well as how and when to use lawyers and other professionals. You will learn how to discuss and explain documentation and find information. Other legislation affecting condominiums will also be discussed.

MGC102
Physical Building Management

MGC102 is designed to provide a working knowledge of condominium building systems and how to get the most economical life out of the building's common elements through good maintenance practices. Topics covered include: site, structure, building envelope, plumbing, mechanical, electrical, life safety, elevators, interior finishes.

MGC103
Financial Planning Condominium Management

MGC103 is designed to provide a thorough understanding of the financial management of condominium corporations. Topics covered include: the accounting process, financial administration, General Ledger and coding, Financial Statements, presenting FS to the Board, understanding and preparing budgets, Reserve Funds, the Audit, investing and borrowing. Knowledge of Excel and Word required.

MGC104
Condominium Administration and Human Relation

MGC104 is designed to provide the information, knowledge and skills required for effective day-to-day condominium management. Topics include: staff management, communication, conducting board meetings, contract management, organizing paper and time, and professionalism. Also included is the application of the Condominium Act and other legislation in day-to-day operations.

  • Theory and examples of day-to-day problems and practices are blended so that you can apply this theories in the workplace.

Recognition of Achievement

Upon successful completion of the program requirements, please submit a Request for Recognition of Achievement Form to the Faculty of Continuing Education and Training. There is no cost for this and your Recognition of Achievement will be mailed to you.
